Location









The key design feature of this villa design
is the exposed pre-engineered steel structure,
linear and modular to minimize construction timeframe and building costs.
This qualifies the building as highly sustainable and eco-friendly,
allowing a highly efficient material utilization
where all the building materials are fully recyclable.
This building typology 
produces during construction much less waste than a traditional building,
the shorter construction timeframe allows to lowering substantially the carbon footprint 
minimizing the transport of the workforce and shipment of building materials. 
The foundations are concrete pillars
and the house will stand at a height of 60cm above ground level,
having a zero ground impermeabilization coefficient.
This avoids reducing the ground area absorbing rainwater,
increasing the eco-rating of the building,
protects the structure from the ground moisture
making it more durable and reliable and minimizes maintenance,
protects the house from rain flooding
and reduces the intrusion inside the house of insects and snakes.

In the renderings, 
a light color polished concrete finishing is represented but in reality
reclaimed ironwood will be used for flooring and ceilings
giving the interiors a warm and darker touch,
the lack of light refraction opposite to a white interior
will attract fewer mosquitos inside the house.

The main building features floor-to-ceiling sliding glazing all around
to maximize transparency and the enjoyment of the surrounding lush tropical garden
from every room and corner of the house.

The exposed steel structure and open space gives an industrial lofty touch
yet very refined with a minimalist twist.

If desired, at the end of the leasehold term, this structure could be completely dismantled, transported and reassembled in another place.

In the garden, more precisely in the entrance hallway that leads to the main building,
comprised within the perimeter of the main building and the wall of the service area,
there will be two large underground tanks,
one for the collection, treatment and reuse of rainwater
that will supply the showers and taps,
and one for the collection, treatment and reuse of grey waters
that will supply the toilets flush and irrigation system.

Others features are:

 smoke detectors throughout the built area;
water filtration system;
electricity stabilizer;
power generator with automatic start in case of power blackout;
fully airconditioned bedrooms and living area;
security cameras throughout the whole property;
pool (15,6m x 4,6m);
lush garden (448,97m2);
technical room (36,51m2);
staff quarter with security post (24,10m2);
gangway/enclosed parking (36,50m2);

The main building with a total area of 835,64m2 on two levels
features on the ground floor
a kitchen (48,60m2) with a kitchen island and two american-style double doors refrigerators
and a kitchen storage room,
a dining area (41,13m2) with a 16 pax table capacity,
a media room with office/library and guest restroom (48,60m2),
an enclosed living room (41,13m2), two open living areas (each 27m2),
and a fitness area (81,14m2).
On the first floor,
4 bedroom en-suite with balcony (68,72m2),
two terraces with green area and staircases (each 50m2) 

Studying the possibility to install solar panels on the roof 
if not a full Tesla Solarglass Roof.
